Plans Submitted for 550 New Homes in Wadebridge
One of Cornwall’s biggest developers has lodged plans to build hundreds of homes in Wadebridge, alongside major community facilities.
Persimmon Homes Cornwall & West Devon has submitted a hybrid planning application which seeks outline permission for up to 400 homes and full approval for a further 150 as part of the first phase.
If approved, the scheme would bring forward a large development at Church Park, in the south-east of Wadebridge, a location identified in Cornwall Council’s Local Plan as a growth site.
Housing and Community Facilities
The plans promise more than just housing. As part of a Section 106 agreement, land would be gifted to the community for an on-site primary school. The proposals also include a new medical centre with dental provision, a sports pitch closer to the town centre, public open spaces, and play areas.
A total of 30% of the homes would be ringfenced for a housing association, with the aim of helping ease pressure on Cornwall’s housing waiting list, which currently includes 25,000 households.
A ‘Zero Carbon-Ready’ Development
Persimmon says all properties will be built with sustainability in mind. Features include air source heat pumps, solar panels, and electric vehicle charging points.
Biodiversity net gain is also part of the plans, with proposals for a green wildlife corridor, ecological habitats, and a ‘Green Buffer’ separating the new development from existing infrastructure. Secondary green corridors would link the site to the rural edge.
Access and Connectivity
Primary and secondary road access would be provided from the A389 and Treworder Lane. The application also outlines new pedestrian and cycle links, connecting the estate with the wider town and green corridors.
