Cornwall Properties and Land Exceed Guide Prices at September Auction

Cornwall homes, land and garages have been snapped up for far above their guide prices at Clive Emson Auctioneers’ September sale, the largest auction held by the firm in 13 years with 195 lots across southern England.

Garages Triple Guide Price in Torpoint

In Torpoint, 21 lock-up garages in Roberts Avenue went under the hammer for £98,000, nearly three times their £30,000 to £35,000 freehold guide.

Auction Appraiser James Lofthouse said:

“These lock-up garages proved very popular at auction.
They offer the new owner the option of continued use in their current guise with a rental return although they may wish to explore re-development schemes, subject to all the necessary consents.”

Also in the area, land with lapsed planning permission for two apartments in Porspoder Place, Cawsand, sold for £38,000. Cornwall Council achieved £97,000 for freehold land in Carbeile Road, Torpoint, which had been listed with a £50,000 plus guide.

Bungalows and Commercial Lots in West Cornwall

In Hayle, a detached four-bedroom bungalow with an annexe in Chapel Lane sold for £290,000 against a freehold guide of £275,000 plus.

James Lofthouse said:

“The new owner has acquired a substantial property with ample parking areas on a large and elevated plot.
They may wish to consider development of part of the site to provide additional dwellings, subject to all the necessary consents.”

Elsewhere, a detached two-bedroom bungalow in Trelawney Avenue, Treskerby, Redruth, fetched £211,000 against a freehold guide of £170,000 plus, though it requires improvement works.

In Penzance, commercial premises with a one-bedroom maisonette in Alverton Terrace sold after the auction, having been listed with a £60,000 plus guide.

Auction Appraiser Steve Appleby said:

“Occasionally an offer is made after the auction ends, which proves acceptable to the vendor.
This property offers excellent potential for owner-occupation, investment or resale post refurbishment.”

Former Pumping Station Sells in Stratton

In Stratton, near Bude, a former pumping station and adjoining land sold for £23,000, above its £15,000 guide.

James Lofthouse said:

“This former pumping station was an unusual lot which sold above its £15,000 guide.
It may offer the new owner a variety of uses, subject to all the necessary consents being obtainable.”

The decommissioned station includes a storeroom and enclosed grounds.

Looking Ahead to October’s Auction

Entries for Clive Emson Auctioneers’ October auction close on 6th October, with the catalogue online from 9th October. Bidding runs from 28th October to 30th October.
