Bargain Homes, Bars and Bungalows: Cornwall Properties Go Under the Hammer This Month

A range of Cornwall properties from Helston to Newquay are going up for auction later this month, with prices starting from as little as £15,000.

The lots are part of Clive Emson Auctioneers’ October auction, which features 184 properties across the region and concludes on 30th October, with live online bidding starting from 28th October. The company is one of the top five property auctioneers in the UK.

Helston town centre shop with planning permission

In Helston, a town centre shop in Meneage Street has a freehold guide price of £85,000 plus. The property has planning permission granted in November 2024 by Cornwall Council for the conversion of the first floor into four flats.

Senior Auction Appraiser Katie Semmens said: “This is a well-located development opportunity in the heart of Helston town centre close to national chains and independents.

“As well as a large ground floor retail area with changing rooms and an office, it benefits from staff facilities and extensive first floor storage, serviced by a goods lift. The property has the added advantage of recent planning permission, granted in November 2024, for conversion of the first floor into four flats.”

Also listed is The Nook, a detached two-bedroom chalet style bungalow in Eglos Parc, Mullion, with a freehold guide of £195,000 plus.

A two-bedroom terraced house in Drump Road, Redruth, also features in the auction with a freehold guide of £65,000 plus.

Penzance and Newlyn homes among 184 lots

A detached four-bedroom bungalow at Ponsandane Gardens, Chyandour near Penzance, has a guide price of £440,000 plus.

Katie said: “This is a great opportunity to acquire a detached bungalow sitting on good sized grounds within a sought after residential location. It would make a lovely family home post works whilst some others may see a project with resale in mind.”

Auction Appraiser James Lofthouse said: “This property offers a blank canvas for potential owners who may require office space with easy access to the A30 or St Ives. Others may wish to build out the planning permission to take advantage of its location or have some other scheme in mind, subject to the necessary consents.”

Between Lelant and St Ives, the former Penderleath Common Grit Store in Balnoon has a freehold guide of £15,000 plus, with Cornwall Council instructing the sale of the land.

Liskeard properties and a Fowey office space

A detached villa converted into office accommodation in Liskeard, known as Graylands, is also up for auction with a guide price of £225,000 to £250,000.

James said: “This detached villa was converted to provide office accommodation and has been vacant for many years. It now requires a programme of improvement works. Some individuals may wish to explore potential re-development schemes, subject to all the necessary consents.”

Also in Liskeard, a two-bedroom mid-terrace house in Varley Lane has a leasehold guide of £60,000 to £70,000, with the remainder of a 1,000-year lease from December 1852.

Nearby, Menheniot Railway Sidings Compound has a freehold guide of £25,000 plus, extending to about 0.21 hectares (0.51 acres). Cornwall Council has again instructed the sale.

In Fowey, Porcelain House at Tower Park carries a guide of £50,000 to £70,000. The detached building was formerly used as offices and includes space for four vehicles.

A bar in the heart of Newquay is also under the hammer this month. The Wax Activity Bar in Central Square has a freehold guide price of £145,000 plus.

Auction Appraiser Steve Appleby said: “This property is prominently positioned in the heart of Newquay. Surrounded by busy shops, bars and cafés, it benefits from strong footfall and offers excellent potential for a variety of uses, subject to all necessary consents being obtainable.”

The former bank building is arranged over two floors with a main bar area upstairs and a small outside space. The total floor area is 405 sq m.
