550 New Homes Planned for Wadebridge – But What Will It Mean for the Town?

A public consultation has begun on proposals to bring 550 new homes to Wadebridge, with residents now invited to share their views online.

New Website Opens for Public Feedback

Persimmon Homes Cornwall & West Devon has launched a new website for Wadebridge residents to comment on the plans and help shape how the town tackles the housing crisis. The hybrid planning application includes outline permission for up to 400 homes and full approval for an additional 150 as the first phase.

Land Gifted for Community Facilities

If approved, the development at Church Park would include a range of community benefits. Land would be gifted through a Section 106 agreement for an on-site primary school, while a new medical centre with dental provision and a sports pitch would be delivered off-site, closer to the town centre. Public open spaces and fully equipped play areas also form part of the proposal.

Focus on Sustainability and Local Needs

All the homes will be zero carbon-ready, featuring air source heat pumps and electric vehicle charging points. The plans include a biodiversity net gain on-site, with a proposed green wildlife corridor, secondary corridors connecting to the rural edge, and a ‘Green Buffer’ separating existing infrastructure from future development.

Thirty per cent of the properties would be ringfenced for a housing association to help meet local demand. Cornwall Council currently has around 25,000 people on its housing waiting list.

Access and Layout

The site lies to the south-east of Wadebridge and has been identified as a growth site in the Council’s Local Plan. Primary access would be from the A389, with new pedestrian and cycle routes linking the development to the wider town and surrounding green spaces.

The Church Park development aims to support Wadebridge’s long-term growth while delivering much-needed affordable and sustainable homes for the community.
