Persimmon Granted Permission for 527 New Homes in Bodmin

Cornwall Council has approved plans for a major housing development in Bodmin, paving the way for 527 new homes and millions of pounds of investment in the town.

A Boost for Housing and Local Services

Persimmon Homes Cornwall has secured reserved matters approval for the scheme, which includes 132 affordable homes. These will be split evenly between affordable rent and shared ownership.

All homes will be built to high energy standards, fitted with air source heat pumps and electric vehicle charging points.

More than £3.5 million in developer contributions has been agreed. This includes £1.5 million for education, another £1.5 million towards transport upgrades and a new bus route, and £370,000 for new traffic lights.

The development will also generate significant ongoing funding for public services, with £950,000 each year for Cornwall Council, £137,000 for Devon and Cornwall Police and £82,000 for Bodmin Town Council.

New Jobs, Training and Green Spaces

Construction of the site is expected to create jobs and training opportunities. The developer says the increase in residents will support local businesses and the wider Bodmin economy.

The plans include an 86.5 per cent biodiversity net gain. This will be achieved through enhanced hedgerows, added nature habitats and wildlife measures such as bird, bat and dormouse boxes.

Residents will have access to new parks, allotments, play areas, a community orchard and a community centre. More than two hectares of landscaped open space are included.
