50 Affordable Homes Coming to Two Cornish Villages by Spring 2027

Families priced out of their own villages may soon have a way to stay put. Two Cornish developments are set to deliver 50 affordable homes between them, with the first keys handed over from spring 2027.

Cornish housebuilder Legacy Properties has teamed up with Ocean Housing, a not-for-profit housing provider, to deliver the homes at The Grange in Goonhavern near Newquay and The Paddocks in Trispen near Truro. The aim is to help local people stay in the communities where they work and live.

The Grange, Goonhavern

The scheme at Goonhavern marks the second and final phase of Legacy’s development. Of the 40 homes being built, 23 will be affordable. The mix includes one-bedroom apartments, two to four-bedroom houses, and two wheelchair-accessible bungalows. All 23 will be available for affordable rent, with the first homes expected to be handed over to Ocean Housing from spring 2027.

The Paddocks, Trispen

At Trispen, Legacy will deliver 27 affordable homes within an 80-home development. The mix here covers one to four-bedroom houses, bungalows and apartments, available for both social rent and shared ownership. The first affordable homes at The Paddocks are also expected from spring 2027.

Jitinder Takhar, Chief Executive of Ocean Housing, pointed to growing pressure on local families. “Over the last few years Cornwall has seen a significant rise in the numbers of individuals and families needing affordable housing,” Jitinder said. “High demand and limited housing choices has seen many more individuals and families with children faced with the possibility of being homeless or living in temporary accommodation.”

She added: “That’s why we’re really pleased to be partnering with Legacy Properties to bring affordable homes to Goonhavern and Trispen. These developments will provide much-needed permanent homes that give local people more choice and allow them to stay close to the places and communities that matter to them.”

Legacy Properties is a family-owned property development company with more than 15 years of experience. Ocean Housing manages affordable homes across Cornwall and works with local authorities, developers and communities on long-term housing needs.

Both sites will be built to modern energy-efficiency standards and designed to fit their village settings, with new green space and local infrastructure included in the plans.
