Work Begins on 83 New Homes at The Paddocks in Trispen
A field on the edge of Trispen is about to change for good. The site has been cleared, the roads and infrastructure are in, and work on the first homes has now started.
Cornish housebuilder Legacy Properties has officially begun construction at The Paddocks, a new 83-home development in Trispen near Truro. Initial site clearance and infrastructure works have now been completed.

A name chosen by local schoolchildren
The Paddocks was named by pupils from St Erme with Trispen Community Primary School, who took part in a local competition run by Legacy.
What’s being built
The new community will deliver a mix of three to five-bedroom homes on the open market. Alongside these, there will be a variety of smaller properties, from one-bedroom apartments through to four-bedroom family homes, available for affordable rent and shared ownership in partnership with Ocean Housing.
Legacy says The Paddocks has been designed with a strong focus on placemaking, sustainability and contemporary Cornish design.
Nick Long, Managing Director at Legacy Properties, said: “It’s fantastic to see work now progressing at The Paddocks following months of planning and preparation behind the scenes. Clearance and enabling works have now been completed to create the new roads and infrastructure, and construction is officially commencing on the first phase of homes to be delivered.”
Nick added: “This is an important development for both Trispen and Legacy. We’ve designed The Paddocks to feel like a natural extension of the village, with a strong emphasis on landscaping, green space and creating homes that are efficient, practical and built for modern living.”
Energy efficiency and green space
The homes will feature a range of energy-efficient measures. These include air source heat pumps, solar PV panels, EV charging provision and highly insulated construction methods designed to reduce running costs.
The development will also include public open space, rewilding areas, and new pedestrian and cycle connections integrated into the wider landscape.
Inside, the homes will combine contemporary interiors with high-specification finishes, which Legacy has become known for, including British-built kitchens and premium fixtures and fittings throughout.
