The homes on offer

The Kemeneth development is being built by Persimmon Homes Cornwall & West Devon, which has now put its first plots up for sale. Two, three and four-bed homes are available, with prices opening at £220,000.

All 527 properties planned for the site will be fitted with air source heat pumps and electric vehicle charging points. Persimmon describes the homes as highly energy-efficient and links that to lower household bills for the people who move in.

More than the houses themselves

The plans go beyond bricks and mortar. There will be new parks, allotments, play areas, a community orchard and a community centre, alongside more than two hectares of landscaped open space aimed at encouraging outdoor activity.

On the environmental side, the scheme promises new green spaces and ecological improvements, with enhanced hedgerows, nature habitats and measures to protect local wildlife.

Where it sits

The site is off Priory Road, within quick reach of the A30 and A38. That connects Bodmin with Devon and the rest of Cornwall, while also putting schools, supermarkets and the town centre within walking distance.

What it means for the town

The development unlocks more than £3.5m in developer contributions. According to Persimmon, that money will support new community facilities, education and transport improvements across Bodmin.

Construction is also expected to create local jobs and training opportunities, and to give the town’s economy a lift through new resident spending and business growth.

Jane Cartwright, sales director at Persimmon Homes Cornwall & West Devon, said: “We’re delighted to have broken ground on this new site, which will deliver much-needed new homes for hundreds of local families, and put our first plots up for sale all which are high-quality, energy-efficient, and excellent value-for-money.

“As an accredited five-star developer, a rating secured by our customers, we do more than just deliver new homes. Our Kemeneth site will see substantial investment in the community’s infrastructure and services with parks, allotments, orchards, and plenty of outdoor space.

“Considering its great road links to the countryside and its proximity to Bodmin town centre alongside this, Kemeneth stands to be an ideal place to live.”
