Historic Fowey inn and Redruth land head to July auction
An inn dating to the 1500s beside the Fowey car ferry, a Redruth property with lapsed permission for 14 flats and a handful of council parcels going in with no reserve at all are among the Cornwall lots heading to online auction this month. The properties sit within 168 lots listed across England by Clive Emson Auctioneers, whose July online auction concludes on 23 July.

The Old Ferry Inn, Bodinnick
The Old Ferry Inn at Bodinnick has a freehold guide price of £475,000 plus. The building dates to the 1500s and stands close to the car ferry that connects Bodinnick and Fowey. It has nine en-suite letting rooms overlooking the estuary.
Auction Appraiser James Lofthouse said: “We are expecting keen interest in this property on the popular and picturesque Fowey Estuary.
“As well as a bar and restaurant, it has nine en-suite letting rooms, owners’ accommodation, laundry room, a patio terrace and private car parking on a site measuring a fifth of an acre.
“It may appeal to those in the hospitality trade seeking an opportunity or new premises to add to their business portfolio, while others may see the potential for some other type of scheme subject to all of the necessary consents.”

A Redruth property with room to grow
Over in Redruth, a mixed-use investment property at 4, 5 and 6 Penryn Street and 1 Station Hill has a freehold guide of £75,000 plus. Arranged over five floors, it has two vacant commercial units on the ground floor and a maisonette above, let at £9,300 a year. There is a courtyard garden, and an adjoining enclosed parcel of land carries lapsed planning permission for 14 flats.
Senior Auction Appraiser Katie Semmens said: “This is an opportunity to acquire a mixed commercial/residential property with an adjoining parcel of land.
“The land is of generous size with a history of lapsed planning and offers great potential for a variety of future development schemes, subject to all necessary consents being available.”
A second maisonette in the building has been sold on a 125-year lease from 1998, though there is an option to buy it for £40,000.
Homes across the west
In Camborne, a four/five-bedroom semi-detached house at 3 Pendarves Road carries a guide of £250,000 plus. The Victorian-style property comes with planning permission for an annexe and is being auctioned in arrangement with MAP Estate Agents. There is a video for the Camborne house online.
At Illogan, Shorelands in Lower Broad Lane is a link-detached bungalow with two or three bedrooms, a driveway, garage and gardens. The guide is £160,000 plus, again through MAP Estate Agents.
On the outskirts of Redruth town centre, Flat 33 at Chy Kensa on Jubilee Drive is a modern two-bedroom second-floor apartment with parking, guided at £65,000 plus. It is being sold with the remainder of a 125-year lease running from 1 July 2012, through MAP Estate Agents.
In St Just, a first-floor flat at 25 Nancherrow has a guide of £80,000 plus, with a private garden and off-road parking for two cars.
Katie Semmens said: “This is a deceptively spacious one-bedroom first floor flat with a great size private garden and off-road private parking for two cars.
“The property would benefit from some updating throughout and has in the past been utilised as two bedrooms offering the potential to revert. It would make a great addition to a rental portfolio or home post updating.”

East Cornwall lots
Freehold land on the northern edge of Kelly Bray, near Callington, is guided at £65,000 plus. Sitting next to a house called Aucuba, it measures about 0.31 hectares (0.76 acres) and is being auctioned jointly with KLP Kitchener Land and Planning.
At St Cleer, near Liskeard, Croftside in Fore Street is a detached four-bedroom house with off-road parking, a garage and an enclosed rear garden, guided at £225,000 plus. Auction Appraiser Steve Appleby said: “Croftside is situated on the edge of Bodmin Moor with access to countryside walks and surrounding villages.
“It may appeal to owner-occupiers, second-home buyers or investors seeking a renovated village property.”

New Lydcott Farm at Widegates, four miles north of Looe, has a guide of £100,000 plus. The three-bedroom detached farmhouse comes with off-road parking to the front and side, a rear garden and three outbuildings on a site of about 0.05 hectares (0.12 acres). Land at Pelynt with planning permission for a detached house is guided at £45,000 plus. The plot, measuring 0.02 hectares (0.05 acres), is on the north side of Higher Grange Cottage in Summer Lane.
Land for next to nothing
Several parcels are being sold on the instructions of Cornwall Council, some with no reserve at all.
In Redruth, two freehold plots carry nil reserves. One sits next to 18 Forth An Ryn and measures about 0.005 hectares (0.01 acres). The other is next to 10 Forth Scol at 0.009 hectares (0.02 acres).
Freehold land in Sycamore Road, Latchbrook, Saltash, has a guide of just £500 plus and measures about 0.02 hectares (0.06 acres). Two further council parcels near Launceston, one at Wilsey View and the other opposite Kilarney at Tresmeer, each go in with a nil reserve.
