Work starts on final 40 homes at The Grange in Goonhavern

The diggers are back at The Grange, and this time they are finishing the job. Legacy Properties has broken ground on the second and final phase of its Goonhavern development, a run of 40 homes that will round out a 70-home community sitting just five miles southwest of Newquay.

A popular first phase now sold out

The opening phase of 30 homes is complete and every one has been reserved. Phase Two picks up where that left off, adding the remaining 40 homes and closing out the scheme as it was first drawn up.

The new phase mixes open-market and affordable homes across a wide range of sizes, from one-bedroom apartments up to larger four- and five-bedroom family houses. Of the 40, some 23 will be affordable homes delivered with Ocean Housing. Those cover one-bedroom apartments, two to four-bedroom houses and two wheelchair-accessible bungalows, offered through a combination of rent and shared ownership.

Site preparation and enabling works are already underway, and construction has begun on the first homes of the final phase.

What the developer says

Nick Long, Managing Director at Legacy Properties, put the milestone down to the reception the first phase received.

“The Grange has already proved incredibly popular, with every home in Phase One now sold and a strong sense of community established. Starting construction on Phase Two is an important milestone and allows us to complete the development as originally intended,” Nick said.

“Clearance and enabling works have now taken place to prepare the site, roads and infrastructure, and we are now commencing construction on the first homes in this next phase. The scheme will deliver much-needed open-market and affordable homes, while continuing the design approach, energy efficiency and local character that have made The Grange such a success.”

Built to fit the landscape

The homes are being built to modern energy-efficiency standards, with EV charging, efficient water and energy systems, and materials picked to reflect Cornwall’s rural vernacular. Think natural slate roofs, stone and smooth render finishes, set against new green corridors, wildflower meadows and reinforced Cornish hedgerows.

Plans also take in landscaped public open space, pedestrian links and ecological buffer zones next to the nearby woodland and watercourses.

The wider picture for Legacy

Legacy Properties is a family-owned, multi-award-winning Cornish housebuilder based in Newquay. Beyond The Grange, the company is working on The Paddocks, an 83-home community in Trispen, and is close to finishing homes at its Upton Green development in Bude and at Roselyon in Par.
