Cornwall Council Land Goes Under the Hammer – Two Lots Have No Reserve Price

Three parcels of land in St Austell are set to go under the hammer, with two of them having no reserve price. Cornwall Council has instructed the sale of the freehold sites, which will be auctioned by Clive Emson Land and Property Auctioneers on Thursday, 20th March.

What’s Up for Auction?

The trio of land lots are among 145 properties being sold in Clive Emson’s second auction of 2025. Two of the lots will be offered with no reserve, while the third has a guide price of just £500 plus.

The lot with a £500 plus guide price is located on a corner in Park Road and measures approximately 0.01 hectares (0.04 acres).

One of the nil reserve sites consists of roadways and verges at Bojea Industrial Estate, Trethowel, totalling 0.19 hectares (0.47 acres).

The other nil reserve lot is a roadway and footpath at Stennack Road, Holmbush Industrial Estate.

Auctioneer David Henwood said:

“We occasionally are instructed for unusual lots of this kind at auction.
They may be of interest to neighbouring businesses or properties, or other interested parties may have ideas for their use, subject to the necessary consents.
Although two of the lots have a nil reserve and the other has a £500, we often find that the sale prices can considerably exceed these prices depending on the interest shown.”

Other St Austell Properties for Sale

Alongside the land sales, a semi-detached house in Higher Bugle, Bugle, is being auctioned with a freehold guide price of £135,000. The three-bedroom property is considered suitable for occupation, re-sale, or as a letting investment after refurbishment.

A ground-floor flat in East Hill, St Austell, is also up for grabs with a leasehold guide of £50,000 plus. Part of a block of four apartments with communal parking, the one-bedroom property is being sold with the remainder of a 99-year lease from December 1990. The sale is being handled in arrangement with May Whetter & Grose.

When and Where is the Auction?

Clive Emson Auctioneers, which has a regional office in Exeter, will hold its second auction of eight in 2025, with bidding live from 18th March and concluding on 20th March.
