Cornwall Properties and Land Offered in July Auction

A wide range of properties across Cornwall is heading to auction this month, including homes, land, and investment opportunities in Penzance, Redruth, Mullion, Chacewater and more.

They’re all part of Clive Emson Auctioneers’ fifth sale of 2025, with bidding live from 22nd July and the auction concluding on Thursday 24th July. In total, 168 lots are being offered in this round, making it one of the largest auctions in the region this year.

Redruth to Truro: Mixed-Use Property in Chacewater

A mid-terrace mixed-use property on Fore Street in Chacewater is listed with a freehold guide price of £130,000 plus. The ground floor is already let at £6,600 per year, while the two-bedroom maisonette above is currently vacant but was previously let for £850 per calendar month.

Auction Appraiser James Lofthouse said:

“This is an attractive mid-terrace property which offers an immediate return on investment through its ground floor letting. There is clear scope for further rental income through its currently vacant, independently accessed maisonette behind and above the ground floor.”

This property is being auctioned in partnership with Miller Commercial.

Mullion Bungalow with Potential

Over on the Lizard peninsula in Meres Valley, Mullion, a two-bedroom detached bungalow called Meres Copse is listed with a guide price of £175,000 plus. It’s described as being well located for local amenities and nearby Helston.

Bargain Land in Camborne and Delabole

In Camborne, a walled-off piece of land with gated access and near the town centre has a guide price of just £1,500 to £2,000. It has been used informally for storage and access to an electricity sub-station (not part of the sale), and spans 0.03 hectares.

Meanwhile, in Delabole, a parcel of Cornwall Council-owned land south of Higher Medrose has a guide price of £25,000 plus. James said:

“This is a well located plot next to a residential area in a village with public houses, a convenience store, primary school and a strong sense of community. It is also close to the North Cornish coast, with popular resorts such as Port Isaac, Polzeath, and Tintagel nearby.”

Large Site in Redruth for £50,000 Plus

In Raymond Road, Redruth, a three-bedroom end-terrace home sits on a large site and comes with a guide price of £50,000 plus. While it needs repair and modernisation, James says:

“This property has plenty of potential. While requiring a programme of repair and modernisation, it is well located within Redruth and is situated on a large site which offers scope for further residential development, subject to all the necessary consents.”

Land for Sale at Long Rock, Near Penzance

Also from Cornwall Council, a parcel of land at Long Rock, near the Penzance park and ride and Sainsbury’s, is up for grabs with a guide price of £5,000 plus. James said:

“This freehold parcel of land is close to Sainsbury’s supermarket and Penzance park and ride. Bidders may envisage a number of different uses to capitalise on its location, subject to all the necessary consents.”

  • Chapel Street Apartment: A two-bedroom, first-floor apartment with harbour views, high ceilings and sash windows is up with a leasehold guide of £140,000 plus. It includes parking and has the remainder of a 999-year lease from March 1985.

  • Redinnick Place Terrace: A two-bedroom terrace house near the seafront and town centre has a leasehold guide of £130,000 plus and the remainder of a 924-year lease.

  • Heamoor Shop and Flat: A freehold shop with a one-bedroom flat above in Holly Terrace, Heamoor, is listed at £95,000 plus. The ground-floor unit, a former pharmacy, is vacant, while the flat is currently let at £8,925 per year.

Roche Trading Estate With Redevelopment Potential

A larger commercial opportunity is available in Roche, where the Bamber Complex sits on 0.3 hectares (1.3 acres) and carries a guide price of £300,000 to £325,000. James said:

“This is a well-located estate considered well suited for redevelopment, subject to all necessary consents being obtainable. The plot is generally level and provides several ‘end of life’ buildings and units which have historically been used for a range of purposes including industrial, retail and as a cafe.”

The estate is being auctioned jointly with Miller Commercial.
