Cornwall Properties Go Under the Hammer – From Former Chapels to Coastline Cottages

A wide variety of homes, land, and investment opportunities across Cornwall are heading to auction, including a former school now split into flats, a converted chapel, a seaside cottage and even a Women’s Institute hall.

These Cornish properties are part of 167 lots in Clive Emson Land and Property Auctioneers’ third sale of the year. Bidding opens on 29th April and concludes on Thursday 1st May 2025.

Helston School Now Let as Six Flats

A prominent building in Church Street, Helston – once used as a school – is now let as six self-contained flats and goes to auction with a guide price of £325,000 plus.

Each flat has its own entrance and together they generate an annual income of £39,450.

David Henwood said:

“This is a substantial terraced building situated close to Helston town centre.
It is understood the building was originally utilised as a school and is now arranged as six self-contained flats, with a total of 11 bedrooms.
Many of the tenants have been in occupation for a significant period of time, and accordingly the lot is considered suitable for continued use as a letting investment.”

Historic Chapel in Sithney with Countryside Views

In nearby Sithney, a mid-19th Century former chapel converted into a home is guided at £140,000 to £160,000.

Land in Falmouth and Truro

  • Falmouth: A parcel of land in New Street, with harbour views, has a guide price of £10,000 plus.

  • Truro: A semi-detached property arranged as two flats in Trevose Road is guided at £45,000 to £50,000.

  • Carnon Downs (Truro area): Freehold land between a house and garages is guided at £5,000 plus.

Gallery Space in St Ives Bay

A former art gallery on Westcotts Quay, St Ives, is expected to draw attention, with a guide price of £250,000 to £275,000.

David said:

“This is a rare opportunity to acquire a waterfront commercial premises with views of St Ives Bay.
Interested parties may wish to consider sub-division of the property, subject to all necessary consents being obtainable.”

Penzance Garages Near the Seafront

A block of garages near Marine Terrace, Penzance, is guided at £90,000 plus and includes four garages (three let for £210pcm total), a workshop, and a garage/shed.

“Located close to Penzance seafront, this freehold property presents a potential investment opportunity.”

Cottage with Sea Views in Rosudgeon

Suhaili, a multi-level cottage in Prussia Cove Road, Rosudgeon, has a guide price of £350,000 plus. It was previously split into a house and annexe.

David said:

“Suhaili offers far reaching views over the Cornish countryside and sea beyond. It requires some improvement works and may offer potential for extension or sub-division, subject to all the necessary consents being obtained.”

Detached Property in Gulval

Hillside, a two-bedroom detached property in Gulval Cross, has a guide of £200,000 plus. It includes two reception rooms, garden and a store with a boiler.

Camborne Investment Opportunity

A multi-use property in Trelowarren Street, Camborne, features a ground floor shop, a three-bedroom flat, and a large outbuilding with planning permission for two apartments. It is guided at £155,000 plus.

David said:

Near Camborne in Carnhell Green, a terraced house with one-bedroom annexe, garage and large garden has a guide of £160,000 to £175,000.

David said:

“Some may wish to consider development in the rear garden space or amalgamation of the cottage and additional dwelling to create a large family house.”

A three-bedroom end-terrace house in Raymond Road, Redruth is guided at £50,000 to £60,000. The 0.05 hectare lot includes garden, side land, and rear parking.

Launceston Bungalow with Garages

In Ridgegrove Lane, Launceston, Boslowen, a four-bedroom detached bungalow is guided at £195,000 plus.

James Lofthouse said:

“Now requiring modernisation, it offers great potential for a new owner in a semi-rural location on the fringes of Launceston.”

Launceston Warehouse and Land

  • A former warehouse in Madford Lane, Launceston, is guided at £25,000 plus.

  • Land in Treburley, including a road, is guided at £5,000 plus.

  • In Cawsand, land with lapsed planning permission for two flats is guided at £30,000 to £40,000.

St Austell WI Hall & Industrial Land

  • A former Women’s Institute hall in Robartes Gardens, St Austell, is guided at £25,000 to £30,000.

  • A road and footpath in Holmbush Industrial Estate, Stennack Road is offered at nil reserve.

David said:

“This is an unusual lot… situated within a well-established industrial estate and provides access for deliveries to Tesco supermarket.”

Semi in Bugle

A semi-detached house in Higher Bugle with three bedrooms is guided at £125,000 plus.
