Cornwall Property Auction Sees Strong Results Across the County
Bidding battles across Cornwall send prices soaring at Clive Emson’s latest auction
Several properties and plots of land across Cornwall have fetched significantly more than expected at Clive Emson Land and Property Auctioneers’ fifth auction of 2025, held on Thursday 24th July. A total of 170 lots went under the hammer, with many generating fierce interest and outperforming their guide prices.
Mullion Bungalow Sells for £61k Over Guide
A detached two-bedroom bungalow in Mullion, known as Meres Copse, sold for £236,000 – more than £60,000 above its freehold guide of £175,000 plus. The property, located in Meres Valley, was auctioned in arrangement with Olivers Estate Agents.
Redruth Property Doubles Guide Price
In Redruth, a three-bedroom end-terrace on Raymond Road sold for £113,000. It had been listed with a guide of £50,000 plus. Auction appraiser James Lofthouse said:
“The buyer has acquired a property with plenty of potential. While requiring a programme of repair and modernisation, it is well located within Redruth and is situated on a large site which offers scope for further residential development, subject to all the necessary consents.”
Two parcels of land in Redruth also sold well. Land next to 6 Gladstone Terrace, currently used informally for parking, went for £10,000, while a 0.03-hectare walled plot near Camborne town centre used for storage sold for £15,750, far above its £1,500 to £2,000 guide.
Penzance Properties Draw Strong Bids
Land near the park and ride at Long Rock, Penzance, listed by Cornwall Council with a guide of £5,000 plus, sold for £18,000. James Lofthouse said:
“There was keen demand for this land which meant it went for more than three times its guide. Its location close to Sainsbury’s supermarket and Penzance park and ride were among the attractions for bidders.”
A two-bedroom first floor apartment on Chapel Street in Penzance reached £168,000, above its leasehold guide of £140,000 plus. Steve Appleby, Auction Appraiser, said:
“This charming first-floor apartment achieved a final sale price nearly £70,000 above its guide. Its location on historic Chapel Street and such features as high ceilings, sash windows and panoramic views across Penzance harbour were among its draws.”
A two-bedroom terraced property at Redinnick Place also sold for £141,000, surpassing its guide of £130,000 plus. Meanwhile, a shop with a flat above in Holly Terrace, Heamoor, went for £103,000. The freehold property included a vacant ground-floor unit (formerly a pharmacy) and a let one-bedroom flat generating £8,925 annually.
St Austell Trading Estate Hits £431k
The Bamber Complex, a trading estate near Roche, attracted 92 separate bids before selling for £431,000. It had been listed with a guide price of £300,000 to £325,000. James Lofthouse said:
“There was considerable interest in this estate which translated into a sale price more than £100,000 above its guide. The new owner has a number of options for this well-located estate, including redevelopment, subject to all necessary consents being obtainable.”
The estate was auctioned jointly with Miller Commercial.
Delabole Land Doubles Estimate
At Delabole, freehold land south of Higher Medrose also beat expectations. Listed at £25,000 plus, the land went for £51,000. Cornwall Council instructed the sale.
James Lofthouse commented:
“This plot of land attracted keen bids. Some may have been drawn by its location next to a residential area in a village with public houses, a convenience store, primary school and a strong sense of community. The new owner now has various options, clearly including some form of residential development subject to the necessary consents.”
Next Auction in September
Entries for Clive Emson Auctioneers’ next sale close on 26th August, with the catalogue available online from 29th August. Bidding will be live from 16th September until 18th September.
