In a recent auction held by Clive Emson Auctioneers, a variety of properties across Cornwall saw significant interest and competitive bidding.

This auction, marking Clive Emson’s 250th since its inception in 1989, featured 175 diverse lots and highlighted the robust demand for property in the region.

A bungalow in an idyllic cliffside location overlooking Porthcurno Beach fetched an impressive ÂŁ423,000, significantly exceeding its freehold guide price of ÂŁ395,000. The one-bedroom chalet-style property, named Porthscylla, is situated on approximately 0.78 hectares (1.94 acres) of cliffside land near the renowned open-air Minack Theatre, an area popularised by the TV series Poldark.

Senior Auction Appraiser Katie Semmens noted, “Bidders recognised the rare opportunity to acquire this chalet-style bungalow in a truly stunning location overlooking picturesque Porthcurno beach. There was keen bidding which quickly exceeded its guide before the gavel fell on the final bid.”

Commercial Property in Helston

The auction also saw the sale of a commercial property in Helston town centre, let to WH Smith, for ÂŁ196,000. Listed with a guide price of ÂŁ150,000, the property offers a retail area on the ground floor with offices, storerooms, and additional facilities above, alongside a courtyard garden and car park. This property promises a gross rental yield of nearly 11%, making it a valuable investment.

Katie Semmens commented, “This attractive building drew strong bids from investment landlords. The new owner has made a great addition to their portfolio with a gross rental yield of 11% per annum, with potential for future development.”

End-Terrace Cottage in Lanner

A two-bedroom end-terrace cottage in Lanner sold for ÂŁ102,000, double its guide price of ÂŁ50,000. The property, featuring a courtyard and garden, attracted significant interest from builders, owner-occupiers, and investment landlords looking to improve and resell into the market.

Detached Bungalow in Carnmenellis

A detached bungalow in Carnmenellis, with far-reaching views towards Stithians Reservoir, sold for ÂŁ200,000, surpassing its guide price of ÂŁ185,000. The two-bedroom property was another highlight of the auction, demonstrating the continued demand for homes in scenic locations.

Detached Bungalow in Voguebeloth, Illogan

Another notable sale was a detached bungalow in Voguebeloth, Illogan, which went for ÂŁ121,000, just above its guide price of ÂŁ120,000. This two-bedroom property was of interest to various buyers, including those seeking residential investments.

Former Farm Buildings Near Newquay

A parcel of former farm buildings and land near Newquay sold for ÂŁ110,000, within its guide range of ÂŁ100,000 to ÂŁ125,000. The property, auctioned jointly with The Property Shop of Bodmin, had outline planning permission for a house, making it an attractive prospect for developers.

Land Near St Just

A piece of land near St Just sold for ÂŁ147,809, significantly above its guide price of ÂŁ45,000. This site, including moorland and a well-maintained garden with a summerhouse, drew strong interest from bidders.

Katie Semmens highlighted the appeal, stating, “This beautiful slice of the Cornish countryside proved immensely popular at auction. It attracted strong bids from a number of interested parties before finally selling at more than £100,000 above its freehold guide.”

Industrial Estate Land in Launceston

An unusual sale was land on the Newport Industrial Estate in Launceston, which was snapped up for just ÂŁ10. This 0.01-hectare parcel provides access to several light industrial units and was sold at the instruction of Cornwall Council with a nil reserve price.
