What’s Coming to Nansledan’s New Market Street? Duchy of Cornwall Begins Work on Cornwall’s Newest High Street

The Duchy of Cornwall has started construction on Market Street, which will become the commercial heart of Nansledan and a major step forward in the creation of the sustainable new community for Newquay and North Cornwall.

Building a Modern-Day High Street

Market Street is set to become a vibrant food, retail, office and leisure destination. Described as a modern-day high street and year-round lifestyle location, it will cater to residents, visitors and the wider area.

The new development aims to encourage local artisans and businesses with their own unique character, while focusing on leisure, health, wellbeing, and community spaces designed to bring people together.

Construction Underway

The first stage of construction has already seen 445 piles drilled to form the foundations, using 500 tonnes of steel in the build. To support the 43.5 tonne piling rig, engineers prepared a piling mat made from 1,700 cubic metres of stone.

The Duchy of Cornwall is directly developing the 75,000 sq ft scheme, which will be delivered in two phases:

  • Phase One: A Tesco supermarket, a Market Hall with street food stalls showcasing Cornish produce, a communal dining area, five shop units and co-working space above.

  • Phase Two: Thirteen additional shop units, seven offices and a public courtyard designed as a focal point for outdoor dining and community events.

A Growing Community

The new Market Street marks a key step in creating a central hub for Nansledan, which already includes over 880 homes and more than 40 local businesses.

Tesco will be the first occupier to open within Market Street. The 24,500 sq ft supermarket will create around 100 jobs and offer a range of food and non-food goods, including clothing and Click+Collect services. Work on the Tesco building will continue through 2026, with the store expected to open in May 2027, while the entire Market Street scheme is anticipated to be completed around May 2028.

Opportunities for Local Businesses

Units in Market Street range from start-up spaces of 23 sq m (250 sq ft) to larger units of up to 370 sq m (4,000 sq ft). They are being built to a high standard and offered under a range of lease terms.
