Planning Approved for 80-Home Development in Trispen
Planning Green Light for 9.5-Acre Development
Legacy Properties has secured full planning permission to build 80 new homes on the southern edge of Trispen, near Eglos Road. The 3.8-hectare (9.5-acre) site will include a mix of apartments, bungalows and houses, with over a third of them allocated as affordable homes for rent or shared ownership.
The Newquay-based developer confirmed the approval follows extensive consultation with St Erme Parish Council and the local community. A detailed Section 106 agreement outlines over £560,000 in community contributions, including more than £180,000 towards education and healthcare.
Affordable Homes and Family-Sized Options
The development will include one-bedroom apartments, two- and three-bedroom homes, and larger five-bedroom family properties. Among the affordable options are rare four-bedroom homes aimed at larger families.
The scheme addresses a clear demand for local housing. According to the HomeChoice Register, 72 households in the parish are currently seeking affordable homes.
Green Features and Traditional Cornish Design
The site will include open public spaces, new tree planting, a rewilding area and a Plen-an-Gwari, a traditional Cornish playing place. Legacy has also committed to building a new cycle link connecting Trispen to the wider network, along with a footpath offering safe access to nearby village amenities.
The southern portion of the land will be preserved for ecological mitigation, including a wildlife corridor and enhanced hedgerows. Each home will also include features to support bats, birds and bees.
Homes will be built using locally sourced materials such as white render, stone and slate, designed to complement the existing character of Trispen and St Erme.
What’s Next?
Construction is expected to begin later this year, with the first homes available from summer or autumn 2026.
