Truro shop to Pendeen barns: Cornwall’s 27 auction lots
Twenty seven Cornish properties, from a clifftop cluster of granite barns above Portheras Cove to a shop unit in the heart of Truro and a former post office in St Austell, are going under the hammer in one online auction this month. Between them they cover almost every corner of the county and almost every kind of building going, houses, bungalows, cottages, garages, an industrial unit, a quarry, farmland and a stretch of self-build plot. Anyone with even a passing interest in Cornwall’s housing market will find something on the list worth a second look.
The 27 lots sit among 228 properties listed across England by Clive Emson Auctioneers, with the September online auction concluding on Thursday 24 September. Here is every one of them, guide price included, working roughly west to east across the county.

West Cornwall: Pendeen to Gulval
Portheras Farm Buildings, Pendeen (Lot 3)
A complex of barns and farm buildings above the coast at Pendeen has a freehold guide price of £275,000 plus. The lot comprises a selection of granite barns together with a Dutch Barn and a former cattle shed, along with about 0.89 hectares (2.21 acres) of land.
Senior Auction Appraiser Katie Semmens said the property “occupies a truly breathtaking position in the heart of west Cornwall,” with far reaching views towards the rugged coastline and footpaths down to Portheras Cove. The granite buildings are largely derelict and, Katie said, “offer potential for residential development, subject to all necessary consents being obtainable.” Portheras Farm Buildings is being auctioned in arrangement with Andrew Exelby Estate Agents.
Unit 8, Stable Hobba Industrial Estate, Newlyn (Lot 53)
A unit on the Stable Hobba Industrial Estate has a leasehold guide of £145,000 plus. With a total floor area of 220 sq m, it includes a reception and office, a staff room with kitchenette, two large preparation and processing rooms with loading bays, ladies’ and gents’ WCs, a store room and a cabin office and workshop.
Katie described it as “a deceptively spacious industrial unit situated on a busy site with its most recent use being for food and fish production and processing.” It is fitted out for that trade already, though she said it could easily be adapted for other uses, subject to consents. Homealong, Bosliven, St Buryan (Lot 134)
An iron-clad bungalow at Bosliven has a freehold guide of £85,000 plus. Homealong has two bedrooms and sits in a tucked away position, with enclosed gardens and an array of greenery and trees. It is being auctioned jointly with MAP Estate Agents.
Pygnoweth, Trevaylor Vean, Gulval (Lot 138)
Pygnoweth comprises a detached studio-style chalet with full residential use and a granite cart house, the latter having been granted planning permission in principle for residential conversion in September 2026.
Katie said the two properties “enjoy a fabulous sized long garden, a further garden area opposite and parking,” in “a highly sought after rural location ideally positioned for access to Penzance, local amenities and the stunning beaches of West Cornwall.” She called it “an exciting development project, subject to all necessary consents being obtainable.” The lot is being auctioned in arrangement with Marshall’s Estate Agents.

Garages 1-7, Warraton Green, Saltash (Lot 10)
A block of seven lock-up garages and their forecourt, three of which are already let, sit on a total site of 0.05 hectares (0.13 acres). Auction Appraiser James Lofthouse said “lock-up garages always prove popular at auction,” adding that the block “offers an immediate return on investment as well as the potential for improvement and alternative use for the site, subject to the necessary consents.”
Land adjoining Aucuba, Kelly Bray, Callington (Lot 31)
A parcel of land measuring about 0.31 hectares (0.76 acres) has a freehold guide of £50,000 plus. It has outline planning permission for a single ecological self-build residential property, and sits in a predominantly residential area with countryside and open land nearby. Croftside, Fore Street, St Cleer (Lot 205)

Cornwall Council has instructed the auction of a former quarry near Penryn, with a freehold guide price of £50,000 plus. It comes with a field and a number of dilapidated buildings on a site extending to 0.86 hectares (2.13 acres).
Katie called it “an interesting opportunity to acquire a former quarry along with a good-size field and buildings in a rural location,” adding that “interested parties may see a variety of different uses for the site, subject to the necessary consents.” Watch a video of the quarry site on the Clive Emson site.
106 Killigrew Street, Falmouth (Lot 19)
A former day centre in Falmouth has a freehold guide of £170,000 to £190,000. It comes with a courtyard garden and off-road parking, and includes offices, a meeting room, sitting rooms, a disabled WC and kitchens.

A “substantial city centre freehold commercial building” occupies a prominent position in Victoria Square, in the heart of Truro, with a freehold guide price of £200,000 plus and an estimated rental income of £71,000 per annum.
Auction appraiser Steve Appleby said it is “a substantial city centre commercial building with extensive accommodation arranged over multiple levels,” formerly occupied in part by Co-op/Somerfield and Argos, and “well placed for city centre amenities, public transport links and nearby car parking.” Part of the building is let to two tenants delivering £21,000 per annum, although the estimated total rental value is £71,000 per annum. Former Stepping Stones, 5 Ferris Town, Truro (Lot 129)
Also in Truro city centre, a commercial property with parking has a freehold guide of £185,000 plus. The former Stepping Stones extends over three floors and has a rear yard and a triple garage.

James said the seller has confirmed the lake is stocked with carp and has a maximum depth at its centre of 45 feet. He described the whole site as “ideal for recreational and leisure use, clearly including some form of angling use, subject to all necessary consents being obtainable.”
