Legacy Properties Secures Planning for 40 Homes in Goonhavern
Cornish housebuilder Legacy Properties has secured full planning permission from Cornwall Council for 40 new homes in the village of Goonhavern, near Newquay.
The scheme represents the second and final phase of The Grange development. Construction on the first phase, which delivered 30 homes, is now complete, with all properties reserved.
Completing The Grange Community
Once finished, The Grange will comprise a total of 70 energy-efficient homes located five miles southwest of Newquay.
Building on the success of Phase One, the new phase will include a mix of open-market and affordable homes. The development will range from three-bedroom properties to larger four and five-bedroom detached family homes.
More than half of the homes will be allocated as genuinely affordable housing. The scheme will also include two wheelchair accessible bungalows.
Financial Contributions to the Area
A Section 106 agreement forms part of the planning consent. This includes £155,000 in financial contributions towards healthcare, education, public open spaces, Special Areas of Conservation and biodiversity improvements. Funding will also go to the local school.
The aim is for the benefits of the development to extend beyond the site and support the wider Goonhavern community.
A Focus on Sustainability and Local Character

Each home will be built to modern energy-efficiency standards and will include eco-friendly features. These include natural slate roofs, locally sourced stone and smooth render finishes designed to reflect traditional Cornish architecture.
The development will also introduce new green corridors, wildflower meadows and enhanced Cornish hedgerows to strengthen biodiversity and create habitats for wildlife. Plans include landscaped public open space, pedestrian links through the site and dedicated ecological buffer zones next to nearby woodland and watercourses.
All homes will be fitted with EV charging provision and efficient water and energy systems.
Village Location with Coastal Access
Located off Newquay Road, The Grange sits within walking distance of Goonhavern’s amenities, including the primary school, shop, pub and garden centre. Perranporth and Newquay are both just minutes away.
Construction on Phase Two is expected to begin in spring 2026, with the first homes anticipated to be released later this year.
Legacy Properties recently secured planning for an 83-home development in Trispen, near Truro, as it continues to deliver homes and communities across Cornwall.
