Cornwall properties sell at May auction, several above guide price

What links a former nightclub in Liskeard, a chapel near Redruth and a 13-flat block in St Austell? They all changed hands on the same day, and most went for well over their guide prices.

The May online auction held by Clive Emson Auctioneers concluded on Wednesday 7th May, with 145 lots listed across England. Cornwall featured heavily, with properties from St Just to St Blazey going under the gavel.

St Austell flats top the local sales

The headline Cornish lot was The General Wolfe at 3-5 Bodmin Road and 2-4 Truro Road in St Austell, a building containing 13 flats made up of one and two-bedroom apartments. It sold for £275,000, comfortably exceeding the freehold guide price of £150,000 plus.

James Lofthouse, auction appraiser at Clive Emson, said: “The new owner has acquired a property with potential for long term rental income and capital growth in a favoured town centre location.”

Liskeard’s former nightclub finds a buyer

Moghhe, the former cafe and nightclub in the heart of Liskeard, sold for £120,000. With a total floor area of 731 sq m, it had been listed with a freehold guide of £95,000 plus and went £25,000 above that when the gavel fell.

James said: “This iconic and commanding commercial premises has been snapped up in the heart Liskeard. The new owner wish may to continue its former use as a café and nightclub, although it also offers great versatility for other uses too, subject to all necessary consents being obtainable.”

Strong bidding in St Just and Looe

In St Just, a two-bedroom terrace at 15 Princess Street fetched £128,000, which was £28,000 above its freehold guide of £100,000 plus. The property includes an enclosed courtyard and off road parking. Andrew Exelby Estate Agents was joint agent.

Land at Shutta Lane on Shutta Road in Looe was listed with a freehold guide of £5,000 to £7,000 and ended up selling for £20,000. The elevated parcel measures about 0.04 hectares (0.09 acres) and is a short walk from the town centre and harbour.

Chapel near Redruth could become homes

Carnkie Methodist Church in Carnkie, near Redruth, sold for £95,000 against a freehold guide of £85,000 plus. The building comes with planning permission for conversion into three homes with allocated parking spaces and communal gardens.

Katie Semmens, senior auction appraiser, said: “This former Methodist Church came to auction with the benefit of planning permission for three residential dwellings with allocated parking spaces and communal gardens. The new owner now has the option to build out the planning permission or may have an alternative scheme in mind, subject to the necessary consents.”

The chapel was auctioned jointly with MAP Estate Agents.

Menheniot farmhouse sells on guide

Trenant Farm Cottage, a detached two-bedroom property on the edge of Menheniot, sold exactly on its freehold guide price of £125,000. The cottage sits on land extending to about 0.25 hectares (0.61 acres) and includes three sheds.

James said: “Character cottages in semi-rural settings continue to sell at auction. With sizeable grounds and three sheds, Trenant Farm Cottage offers the new owner various possibilities. This could include refurbishment or even replacement, subject to all necessary consents being obtainable.”

Two parcels of land also change hands

Land at Churchfield Place in St Blazey, Par, sold for £1,010. Listed with a nil freehold guide, it measures 0.02 acres and sits in a residential area close to local amenities. Cornwall Council instructed the sale.

In Fowey, land at Windmill went for £3,300, more than three times its freehold guide of £1,000 plus. The grassed roadside parcel measures about 0.02 hectares (0.05 acres) and is in a residential area. Cornwall Council also instructed that sale.
