Cornwall Auction Bonanza: Beach Land, Homes and Offices From £1,000
A wide range of homes, land and commercial buildings across Cornwall are heading to auction next month, with guide prices starting from as little as £1,000.
A total of 177 lots are listed in the first sale of 2026 by Clive Emson Auctioneers, with bidding set to conclude on Wednesday 11th February. Live bidding opens 48 hours beforehand.
Former St John Ambulance Offices in Penzance
A detached former St John Ambulance building in Guildhall Road, Penzance, is among the properties heading to auction.
The town centre building has a total floor area of 159 square metres and a freehold guide price of £95,000 plus. It also includes a car park, which is let on a 10 year lease from March 2025 at an annual rental of £5,750.
Auction Appraiser James Lofthouse said:
“This is a substantial detached property in Penzance town centre, most recently used as a probation office by St John Ambulance.
It offers a number of opportunities, clearly including some form of residential development subject to all of the necessary consents.
The property also has the benefit of a car park, which means the new owner will immediately realise income from the property whatever they choose to use it for.”

Further Lots in and Around Penzance
Several other properties and parcels of land in the Penzance area are also coming up in the February auction.
These include Larkspur Cottage, a three bedroom detached, partially thatched property in Germoe Lane, Germoe, with a freehold guide price of £275,000 plus. The cottage is being auctioned in arrangement with Christophers Estate Agents.

In Chyandour Place, Penzance, a two bedroom terraced cottage has a freehold guide price of £100,000 plus. The property is located on a no through road and within walking distance of local amenities, the Penzance to Marazion cycle path, the beach and the mainline railway. It is being auctioned in arrangement with Andrew Exelby Estate Agents.

A parcel of land with sea views next to Gurnick Estate, Newlyn, has a freehold guide price of £5,000 plus. The site measures approximately 0.04 hectares.

Land on the north side of Penpons Close, Alverton, is also included, with a freehold guide price of £1,500 to £2,000. The walled enclosure is being sold on the instructions of Cornwall Council.
Beach and Cliff Land Near St Ives and Hayle
Around three acres of land off Porthkidney Beach, Lelant, near St Ives, is also heading to auction. The freehold site has a guide price of £15,000 plus and measures approximately 1.16 hectares.

Additional land lots in the Hayle and St Ives area include land off Trencrom Lane, Carbis Bay, being sold on the instructions of Cornwall Council, where a WC block was formerly located. The site has a guide price of £1,000 plus.
A freehold parcel of land next to Glebe Row, Phillack, Hayle, has a guide price of £10,000 plus and extends to 0.99 hectares.
Also in Phillack, a strip of woodland next to Parc An Dix Lane has a guide price of £5,000 plus. The woodland measures approximately 0.71 hectares and is a short walk from King George’s Walk, the estuary and the quay.
Two parcels of land alongside Hayle Terrace, Hayle, together have a combined freehold guide price of £5,000 plus. The land forms part of the Hayle Estuary and measures approximately 1.57 hectares.
Commercial and Mixed Use Properties
A large commercial property known as The Communication Centre in Par Moor Road, Par, is also included in the sale. The freehold site has a guide price of £300,000 to £350,000.
The property comprises offices, warehouses and storage space, with parking at the front and a large area of hardstanding to the rear. The site extends to approximately 0.54 hectares and has a net internal area of 2,283 square metres.

Freehold land in Castle View Street, St Stephens, Saltash, is being sold on the instructions of Cornwall Council with a guide price of £1,500 plus.
A further strip of freehold land on the west side of Mount Road, Par, is also being sold by Cornwall Council and is offered with a nil reserve.
Agricultural Land Near Wadebridge and Polzeath
Farmland at Roserrow Farm, St Minver, near Wadebridge and backing onto The Point at Polzeath, is also included in the auction.
The 3.09 hectare parcel has a guide price of £120,000 plus.

Kilmorie, a detached bungalow in Perranwell Road, Goonhavern, has a freehold guide price of £280,000 plus.
The four bedroom property sits on a good sized plot and includes parking, a garage and gardens. It is being auctioned in arrangement with Camel Coastal & Country.
In Treloweth Terrace, Park Bottom, near Redruth, a two bedroom cottage has a freehold guide price of £105,000 plus. The property is being auctioned in arrangement with MAP Estate Agents.
Also in Camborne town centre, a parcel of land located behind Trelowarren Street has a freehold guide price of £28,000 plus. The site benefits from planning permission for a detached single home.

The online auction concludes on Wednesday 11th February, with live bidding opening 48 hours beforehand.
