St Just captain’s house and £250 Saltash play area up for auction

For £250 plus, you could bid on a fenced-off patch of play area in Saltash. For £575,000 plus, a former captain’s house in St Just with views out to sea towards the Isles of Scilly. In between sit a fire station, a flat inside a converted chapel, a granite cart house with plans for a new life, and a row of nine parking spaces that have been earning their keep for years.

All of them are heading to the same sale. Fourteen Cornish lots have been listed by Clive Emson Auctioneers for its November online auction, which concludes on Thursday 5 November. They are among 169 lots listed in England, and the Cornish selection runs from Saltash in the east to St Just in the far west, taking in homes, flats, commercial buildings and land for anyone keeping an eye on the county’s property market.

Here is every Cornish lot, with its guide price, travelling from east to west.

Saltash: a play area with a £250 guide (Lot 13)

The lowest guide in the Cornish line-up belongs to Highfield Park play area, at Latchbrook in Saltash. It has a freehold guide of £250 plus.

The parcel of land measures about 0.016 hectares (0.04 acres), and Cornwall Council has instructed the sale.

On the edge of a village near Launceston, a three-bedroom detached house at Penscombe Cross, Lezant, has a freehold guide price of £165,000 plus.

It is a project, but auction appraiser James Lofthouse thinks it is a promising one. “This is a house with plenty of potential,” he said. “While in need of improvement and renovation, it benefits from off-road parking and numerous outbuildings and is located in a peaceful edge-of-village setting where it adjoins open countryside with great views.”

A row of nine car parking spaces in St Austell town centre has a freehold guide price of £30,000 plus. They sit on Grants Walk, on a parcel of land measuring 0.015 hectares (0.036 acres).

“Spaces have historically been rented on licences at £400 per annum,” said James. “Such lots, along with lock-up garages, often attract keen bidding at auction whether for personal use or for investment.”

Cornwall Council has also instructed the sale of a piece of freehold land with a hardstanding area, behind a row of houses at Tolvaddon Down, off Tolvaddon Energy Park, near Camborne.

It has a freehold guide of £5,000 plus and measures 0.12 hectares (0.3 acres), with access leading out to the main road.

Gulval: a granite cart house and a studio chalet (Lot 120)

Pygnoweth, at Trevaylor Vean, Gulval, near Penzance, has a freehold guide of £95,000 plus. It is made up of a detached studio-style chalet with full residential use and a traditional granite cart house, which was granted planning permission in principle in July 2026 for residential conversion.

The biggest guide price in the Cornish catalogue sits at the far western end of the county. Kenython House, in Kenython Lane, St Just, has a freehold guide of £575,000 plus.

The four-bedroom house is set on 3.51 hectares (8.67 acres). It comes with a three-bedroom bungalow called Seascape, a number of fields, a walled garden, a double garage and a potting shed.

Katie said: “This is an exciting opportunity to acquire a former captain’s house in a remote location with beautiful views over open countryside and out to sea towards the Isles of Scilly.
