Pendeen barns, Saltash garages and a fishing lake sell at auction

Ever wondered what seven lock-up garages in Saltash are worth? At auction this week, they sold for more than three times their guide price.

They were among 18 Cornish lots that sold when Clive Emson Auctioneers’ September online auction closed on Thursday (24 September). The auction listed 228 lots across England. The Cornwall lots ranged from derelict granite barns near Penzance to a Falmouth day centre, a former silver workshop, a lake once used for angling and a run of homes and cottages from Porthallow to Bodmin.

Plenty of them went well over their guides. Here’s what sold, where, and for how much.

West Cornwall

Portheras Farm Buildings, Pendeen

The biggest Cornish sale was a group of farm buildings at Pendeen, near Penzance.

The lot included several granite barns, a Dutch Barn and a former cattle shed, along with about 0.89 hectares (2.21 acres) of land. Its freehold guide was £275,000 plus, but it fetched £392,000 when the gavel fell.

Senior auction appraiser Katie Semmens said: “There was strong bidding which took the final sale price considerably above its freehold guide.

“The granite buildings are largely derelict and offer the new owner potential for residential development in a breathtaking location at the heart of west Cornwall, subject to all necessary consents being obtainable.”

The single-storey building could suit a range of uses, including residential development, subject to all necessary consents being obtainable.

A barn and its land in Reawla Lane fetched £28,500 against a freehold guide of £15,000 plus. The plot covers about 0.026 hectares (0.064 acres) in a residential setting. It offers potential for future development or other uses, subject to all necessary consents being obtainable.

The lot was auctioned jointly with MAP Estate Agents.

A detached three-bedroom house close to the beachfront at Porthallow, near St Keverne, sold for £165,000 freehold.

Katie Semmens said: “The Beach House is a charming property in an idyllic location that has been a successful holiday let for a number of years.

“Clearly, it offers potential for continued holiday lettings although the new owner may see it as a permanent residence or as their own, exclusive coastal retreat.”

It was auctioned in arrangement with Christophers Estate Agents.

There was keen interest in a two-bedroom first-floor flat at 3A The Parade in Helston. Its leasehold guide was £45,000 to £55,000, but strong bidding took the price to £73,000. It sold with a new 999-year lease.

Katie Semmens said: “The new owner now has various options including lettings and residential conversion, all subject to necessary consents being obtainable.”

Victoria Square, Truro

A “substantial city centre freehold commercial building” in Victoria Square sold for £257,500. Its estimated rental income is £71,000 a year.

Auction appraiser Steve Appleby said: “This substantial city centre commercial building proved popular at auction when it sold at a sum considerably above its freehold guide of £200,000 plus.

“Part of the building is already let to two tenants delivering £21,000 per annum although the estimated total rental value of the property is £71,000 per annum.

“The new owner has an immediate return on investment from the lettings but may also want to consider sub-division or even owner-occupation, subject to the necessary consents.”

Reen Bungalow is a detached two-bedroom bungalow on 0.04 hectares (0.11 acres) at Budnic Hill. It sold for £171,000, well over its freehold guide of £125,000 plus.

Katie Semmens said: “There was keen interest in this bungalow in the sought-after coastal town of Perranporth.

“The property requires significant improvement to the building itself and its surrounding grounds, which are overgrown and in need of clearance, yet it offers its new owner clear potential for enhancement or complete redevelopment, subject to all necessary consents being obtainable.”

Auction appraiser James Lofthouse said: “The new owner has acquired a site considered ideal for recreational/leisure use, clearly including some form of angling use once more, subject to all necessary consents being obtainable.”

The seven lock-up garages and their forecourt at 1-7 Warraton Green drew fierce bidding. Guided at £15,000 plus, they sold for £49,500. Three of the garages are already let, and the whole site covers 0.05 hectares (0.13 acres).

James Lofthouse said: “Lock-up garages in good locations prove popular at auction and these in Saltash were no exception.

“With three of the units already let, they give the new owner an immediate return on investment as well as the potential for improvement and alternative use for the site, subject to the necessary consents.”
