A Launceston Home Sold for Double Its Guide After 52 Bids

The guide price said £40,000 plus. The end-terrace house in Launceston went for £87,000. Between those two figures sat 52 separate bids.

It was one of several Cornwall lots that changed hands in the June online auction held by Clive Emson Auctioneers, which concluded on 17 June. The sale covered 150 lots across England, and a good few of them sat in Cornwall.

The Launceston house that drew 52 bids

The four-bedroom property at 19 Prince Charles Close came to auction with a freehold guide of £40,000 plus. It sold for £87,000, more than double the guide, after those 52 bids. As well as the four bedrooms, it has front and back gardens. It was listed as Lot 127.

A St Austell building sold after the gavel

A substantial mixed-use property in the heart of St Austell also found a buyer, though not under the hammer. The end-terrace freehold at 8 High Cross Street has two shops and three flats, and carried a freehold guide of £170,000 plus. It sold once the auction had finished, when an offer was made and accepted.

Auction Appraiser James Lofthouse said: “On occasion, offers are made after an auction has finished, which the vendor then decides whether to accept or not.”

He said the new owner had acquired a substantial end-terrace freehold building in the centre of St Austell, with three flats all currently let and two commercial units, one vacant and one let. James added: “They may wish to consider converting the vacant ground floor commercial unit into a studio apartment, subject to all necessary consents being obtainable.”

The property was auctioned in arrangement with May Whetter & Grose.

Land for nine holiday cottages near Bodmin Moor

On the edge of Bodmin Moor, a parcel of land with planning permission sold for £110,000. The 0.13 hectare (0.32 acre) plot sits at Tredethy Mews, Tredethy, in the hamlet of Hellandbridge. It comes with planning permission for nine eco-friendly stone-built holiday cottages, and was listed as Lot 53.

James Lofthouse said: “This land came to auction with the benefit of planning permission for nine eco-friendly stone-built holiday cottages.”

He said the new owner now had the option to build out the planning consent, although they might have other schemes in mind, subject to the necessary consents.

Cottages in demand around Penzance

Three more cottages in the Penzance area drew interest at the same auction.

In St Just, a two-bedroom terraced cottage at 4 Pleasant Terrace sold for £105,000 against a freehold guide of £90,000 plus. Senior Auction Appraiser Katie Semmens said: “This property sold for £15,000 above its freehold guide. It will make a lovely home for the new owner or for letting on the rental market after some improvement works.” Andrew Exelby Estate Agents was joint agent.

In St Levan, a semi-detached cottage called Hailglower sold for £200,000, listed at £185,000 plus. It benefits from Planning in Principle for a single dwelling within its grounds. Katie said: “Hailglower proved to be in demand at auction.” She added that the new owner might see the benefit of pursuing the residential development opportunity within the grounds, subject to the necessary consents. Lillicrap Chilcott was joint agent.

Rose Cottage in Germoe Lane, Germoe, a detached two-bedroom property, sold for £245,000 against a guide of £225,000 plus. It was auctioned in arrangement with PRH Estate & Letting Agents.

When the next auction takes place

Clive Emson holds eight online auctions a year across England and Scotland. The firm was founded in 1989 by its namesake chairman, Clive Emson MBE.
