Gulval granite cart house with plans to become a home at auction

Its stone pillars have stood through a lot of Cornish weather. Now an old granite cart house outside Penzance has the go-ahead in principle to become somebody’s home.

Pygnoweth, at Trevaylor Vean, Gulval, near Penzance, is heading to auction with a freehold guide of £95,000 plus. It is Lot 120 in the November online auction run by Clive Emson Auctioneers, which concludes on Thursday 5 November.

It is one of 14 Cornish lots in the sale. You can see every one, with guide prices and photos, in our full round-up of Cornwall’s November auction lots.

Two buildings, one lot

The lot is made up of a detached studio-style chalet, which already has full residential use, and the traditional granite cart house. Planning permission in principle was granted in July 2026 for the cart house to be converted for residential use.

Senior auction appraiser Katie Semmens said: “This is an exciting opportunity to acquire a traditional granite cart house and a detached studio style chalet.

“The properties enjoy a fabulous sized garden, a further garden area opposite with a detached shed in popular rural location ideally positioned for access to Penzance, local amenities and the stunning beaches of West Cornwall.”

Who it could suit

Katie expects interest from several directions. “With full residential use for the chalet and planning in principle for the cart house, we expect this lot to appeal to a number of parties whether for owner-occupation, letting or some other form of use, subject to the necessary consents.”

It is being auctioned in arrangement with Marshall’s Estate Agents, and it is one of 169 lots listed in England for the sale.
