Nansledan’s First Ultra Low Carbon Homes Unveiled in Newquay

Morrish Homes has launched the first ‘net zero ready’ low carbon homes at Nansledan, the Duchy of Cornwall’s award-winning extension to Newquay. The two new EPC A-rated houses mark a significant step towards a greener, more sustainable future, with prices starting from £385,000.

Energy Efficient and Future-Ready

Each three-bedroom family home has been designed to minimise emissions, improve comfort and cut energy costs for residents. Powered entirely by electricity, both homes use air source heat pumps for heating and hot water, alongside solar PV panels that can generate up to 4,500 kilowatt hours of renewable energy a year.

Any surplus solar power can be stored in 11.5kW battery units, allowing homeowners to make the most of self-generated energy and off-peak tariffs. The homes also include advanced insulation, airtight construction, and mechanical ventilation heat recovery to keep temperatures stable and air fresh. These features exceed current Building Regulations and go beyond the forthcoming Future Homes Standard.

Each property comes equipped with an electric vehicle charging point to support sustainable travel and modern living.

Built from Sustainable Materials

To reduce embodied carbon, Morrish Homes partnered with Sydenhams Timber Engineering and GRWN Group to create an innovative twin timber frame walling system filled with natural hemp insulation. Hemp, grown on UK farms, captures carbon as it grows, helping the material store carbon rather than release it.

The sustainable approach continues throughout, with British-made kitchens built using 70% recycled materials, natural British slate roofs, and solar panels supplied and installed by Naked Solar, based in Newquay.

The construction system is accredited under BOPAS, the Buildoffsite Property Assurance Scheme, ensuring durability and mortgage provider assurance. Buyers can also access green mortgages offering discounted interest rates or cashback from lenders.

Located in the Rialton quarter of Nansledan, the homes sit close to community allotments and a play area. Inside, the layout includes an entrance hall, cloakroom, and an open-plan kitchen, dining, and living space. Upstairs, the principal bedroom has an en suite, while two further bedrooms share a family bathroom. Each home also includes a private garden, parking, and a single garage.

The launch represents a milestone for Nansledan, showcasing Morrish Homes’ commitment to responsible construction and to supporting the Duchy of Cornwall’s long-term vision for a low carbon community.
